The Guest House is a 4 bedroom, 2 bath 1,600 square feet cottage with kitchen, living room, porch, deck and fireplace available for adults 18 years and older. Individual rooms may be rented at $165 a night with 2 night minimum. It may also be rented as a vacation rental for 2-5 nights for $1,200 with full kitchen priviledges and housekeeping services. Vacation rental does NOT include breakfast but may be purchased for $15/person/day addition. Extended stay of 6 days or more at $1,200/week. All rates are based on double occupancy. Hope Springs Farm desires to share our lovely lifestyle and facilities with you to give you a most memorable experience. Being a working farm as well as an inn necessitates advanced planning and preparation. We will strive to offer you an incomparable standard of excellence in everything we do. This requires our commitment to you as well as your commitment to us. Therefore, we set forth the following reservation and cancellation policies.
Minimum Stays
Two suites require a two-night minimum stay: the Master Suite, and the Treetop Suite. Holidays and weekends require all rooms to have a two-night minimum.
No Show
All "no shows" or cancellation the day of the reservation are the responsibility of the guest and full payment, the 50% deposit and the balance due will be charged to the guest.
Deposits
A 50% deposit of the total reservation, or one night's rate which ever is more, is required at the time of booking the reservation by credit card (Visa, Master Card, Discover, American Express) to guarantee the reservation.
Cancellation Period
Because much planning and preparation precedes your arrival at Hope Springs Farm, we require a two week notice for a full refund of your deposit. Cancellations must be made either by speaking (in person) with a reservationist or by e-mail. Answering machine messages do not constitute notification. Under a two-week notification forfeits your deposit.
The cancellation period for group bookings, two or more rooms, is 90 days.
Inclement weather at the farm or the place of origin does not constitute exceptions to the cancellation policy.
